Planning permission has previously been granted for a residential development at the site (reference 19/04508/FUL, granted January 2021), including the demolition of the existing business units and erection of a residential development comprising 113 dwellings over four apartment blocks and a mews terrace of 10 properties.
The Applicant is now seeking to bring forward a revised form of residential development at the site, demolishing the existing business units and providing an increased density of much needed housing in a variety of types and styles, whilst continuing to provide a high-quality development in accordance with City of Edinburgh Council policy and guidance.

The site is located to the north-west of Marionville Road and is currently occupied by two vacant business premises. This also includes a strip of land adjacent to the railway which is currently utilised as a car park. The site is the subject of extant planning permission reference 19/04508/FUL (granted in January 2021). The wider surrounding area is predominantly residential, with a range of amenities close by, including shops, offices, cafes, and restaurants. The city centre is approximately twenty minutes’ walk from the site. The site is close to areas of public open space, including Lochend Park, Calton Hill and Holyrood Park. The site is also well connected to public transport with local bus connections available a short walk from the site on Marionville Road. Edinburgh Waverley Station is a twenty-five-minute walk from the site, providing rail connections across the UK. The approach to development has been informed by the surrounding context and the recently approved residential development at the site (reference 19/04508/FUL).
The proposals are currently still evolving, which is why your feedback at this stage is important. The current proposals are for the demolition of the existing business units on site and the erection of a row of mews houses and two apartment blocks ranging from 5 to 7 storeys in height.
There will be c. 164 residential units including 25% affordable housing comprising a mix of open plan studios, 1- and 2-bedroom apartments and 3-bedroom mews and townhouses. The proposal will also provide car and cycle parking, as well as improved amenity provision within and around the site.
The updated proposal has been informed by positive pre-application discussions with the City of Edinburgh Council and takes into account the key planning constraints and design principles that were a factor in the approval of the previous application. We are now seeking your views on the new proposals prior to submitting an application to the Council.
